Main Project - Property Management Assessment
As part of a property management project, I developed a comprehensive proposal for a multifamily duplex located at 9 Dennison Street in Boston’s Washington Park neighborhood. The proposal was designed for a shared ownership structure and outlines a full operational, financial, and leasing strategy aimed at maximizing rental income and long-term property value.
Based on market analysis, the Washington Park area shows strong rental demand due to its proximity to public transportation, universities, and medical institutions. I recommended converting the single-family configuration into two distinct rental units, each projected to earn $2,800 per month, generating a total annual income of $67,200. The financial model includes projected five-year cash flows, accounting for mortgage payments, taxes, utilities, maintenance, and property management fees, ultimately yielding a growing net income over time.
In addition to rental pricing and lease structure recommendations, I outlined marketing strategies using digital platforms and professional photography, while noting that a full-time realtor would not be necessary. I also detailed my approach to tenant relations, rent collection, legal compliance, and repair coordination. These responsibilities would be managed with a professional standard, including online rent collection, emergency repair protocols, and transparent financial reporting.
The analysis concluded that renting, rather than selling, offers superior long-term value due to appreciation, tax benefits, and consistent cash flow. This project demonstrated my ability to analyze real estate markets, forecast financial performance, and build an actionable, investor-ready property management plan tailored to shared ownership dynamics.
